Renovation of the four-story brick and brownstone City Hall Annex at 57 Inman Street began in October 2002. Beals and Thomas, Inc. was contracted to provide survey services and utility design for the facility. Plans called for the utilization of best practices in environmental design, resulting in the City's first "Green Building." In fact, it is expected to achieve a Silver rating from the U.S. Green Building Council's Leadership in Energy and Environmental Design (LEED) rating and certification system.


The building renovation provides a complete new system of offices and an array of energy efficiency measures including: new insulated windows and walls; high efficiency integrated indirect lighting systems; a ground-source heat pump system to supply all heating and cooling needs; demand control ventilation strategies; and photovoltaic solar panels on the roof to supply a portion of the building's energy needs. The City applied for and received a Construction Assistance Grant from the Renewable Energy Trust Fund of the Massachusetts Technology Collaborative for the renewable energy efficiency features mentioned above. The new elements are expected to reduce energy consumption by almost 56% compared to a conventionally constructed building.
