In 1998, Beals and Thomas commenced services on Brooksby Village, an Erickson Retirement Communities development designed to provide quality housing and services to middle-income senior citizens. Beals and Thomas provided master planning, civil engineering, permitting, and construction administration services in support of the phased campus development.

Brooksby Village occupies 91-acres of a former quarry and will provide 1,350 units of independent housing for seniors, along with 192 assisted living beds and 320 skilled care beds, when completed. Clusters of mid-rise residential buildings surround a community building, with each neighborhood of apartments focused around a courtyard or other natural landscape features. Full occupancy is expected by 2006.
