Raynham Woods Commerce Center is a 300-acre industrial park designed to accommodate two million square feet of retail, office, and manufacturing space. Conveniently located along Routes 44 & 24 in Raynham, MA, this premium location has attracted a variety of occupants including FedEx, Wal Mart, Johnson & Johnson, Marriott, Amica Insurance, and Preferred Freezer Services. Since 1994, Beals and Thomas, Inc. has been providing site planning, design and permitting, site analysis, and survey services for both the overall park area and individual lot developments. Services include utility, drainage, and roadway planning and design, geotechnical and hydrological assessments, regulatory analysis, boundary and topographic surveys, wetlands consulting, environmental site assessments, and municipal and state permitting assistance. One of the challenges faced by Beals and Thomas, Inc. involved the relocation of a 42-inch drain culvert. The culvert bisected a development lot, which restricted the development capacity of the site, and discharged to a swale that had become vegetated with established wetland species. In order to optimize the development land and improve the quality of stormwater runoff, Beals and Thomas, Inc. designed a relocated culvert that would discharge to a new water quality swale. The excavated swale was designed to include best management practices (BMP) enhancement features such as a sediment forebay, wetland vegetation in the channel bottom, and ponding micro pools to passively remove pollutants in the runoff before final discharge into the wetlands. The Raynham Conservation Commission viewed the relocation favorably based upon the water quality improvements that result from the new drain outfall.
